Inside CDA National Reserve's $165M Expansion

One of North Idaho's most ambitious private-club stories is entering its next chapter. A $165 million luxury residential development is underway at CDA National Reserve — 55 new homes across two phases — and as director of real estate sales for the community, I get to help the right buyers step into it first.

CDA National Reserve is a roughly 1,000-acre private golf and lake community near Rockford Bay on the western side of Lake Coeur d'Alene, about 50 miles southeast of Spokane. Since acquiring the property in 2021 and rebranding it from the former Club at Rock Creek, developer Lyon Living — led by co-founder and CEO Frank T. Suryan Jr. — has poured roughly $60 million into the club and is now adding the homes to match.

The Fairway Lodges — Phase One

The first phase, The Fairway Lodges, brings 24 three-bedroom homes ranging from about 2,000 to 3,500 square feet, set along the 17th fairway of the Tom Weiskopf-designed course and drawn up by Hayden-based DZIGN Group Architecture. Pricing starts around $2 million, with the first homes slated for completion by summer. For buyers who want into the Reserve without a two-year custom build, this is the most direct path.

The Lake Lodges — Phase Two

The second phase, The Lake Lodges, adds 31 residences — a mix of two-story duplex units and single homes with lake views and private outdoor space, designed by San Francisco's Hart Howerton. The Lake Lodges are expected to start around $3.5 million, with completion projected for 2027.

What makes the Reserve unusual is how much has already been built. That $60 million of investment includes a new 20,000-square-foot clubhouse with upscale dining, a wine cellar, and a cigar lounge; a fitness and training facility with a rock-climbing wall, tennis and pickleball; a stocked fishing pond; and a hunting club with sporting clays and access to thousands of neighboring acres. Perhaps the most telling detail for members: there are no tee times, with membership deliberately capped at 275 — the same as the total number of residential lots.

Beyond the new lodges, ownership options include homesites that have ranged from roughly $535,000 to $3 million, a handful of move-in-ready spec homes, and full custom building for lot owners.
