Mill River is Coeur d'Alene's riverfront neighborhood, built on a reclaimed sawmill site, where the best homes come with their own dock on the Spokane River.
The setting
Mill River sits on the west edge of Coeur d'Alene, south of Seltice Way, on the north shore of the Spokane River. It was built on the former Crown Pacific sawmill site, about 108 acres the city annexed in the late 1990s, and street names like Greenchain and Grand Mill still nod to that history.
The neighborhood is entered from Huetter Road on the west and Grand Mill Road on the east, about a mile and a half west of Riverstone. Walking trails run throughout, residents share a private waterfront beach and park, and the North Idaho Centennial Trail passes right by. Next door, the city's Johnson Mill River Park adds a small sand beach and a day-use boat dock.
The neighborhoods
Rivers Edge, on the east side, is the gated section: Craftsman homes on the river with private dock access. Edgewater, on the west side with its own entrance off Huetter, holds the custom homes, most of them on the river with a private beach and dock.
River Life brings front porches and detached garages with guest quarters above. Summer Walk lines a private street along the trail. The Condos at Mill River add 117 units across 17 buildings for buyers who want to lock up and leave.
What buyers should know
Private docks come only with Rivers Edge and Edgewater, so the sub-neighborhood matters as much as the house. In fall 2026, asking prices ran from condos in the high $600,000s to riverfront custom homes well over $1.5 million.
The Mill River Property Owners Association manages the community. Homes are in Coeur d'Alene School District 271, and shopping and dining at Riverstone are a short drive or bike ride east.
Buying or selling at Mill River
On the river, the difference between a good home and the right one is the dock, the frontage and the street. If Mill River fits the life you're after, let's talk.
