The Falls is Hayden Lake's gated hideaway: 46 custom homes above the water, a private marina below, and a tram that carries owners down to their boat slip.
The setting
The Falls takes its name from the waterfalls that spill off its upper cliff toward Hayden Lake. Behind the gate, private paved roads wind through custom homes on lots of roughly two thirds to nine tenths of an acre, with downtown Hayden and Coeur d'Alene a short drive away.
About 16 acres are held in common: hiking trails, covered pavilions, fire pits and barbecue areas, and courts for pickleball, basketball and volleyball.
The marina
The community's private marina sits on about 1,500 feet of deep-water shoreline, and every homeowner has a boat slip. There is no waitlist for moorage, which is rare anywhere on Hayden Lake.
Instead of driving to the water, residents ride a ski-resort-style tram down to the docks. From there, Hayden Lake Country Club and lakeside restaurants are a short boat ride away.
The real estate
Homes are custom single-family designs, many in a mountain modern style. In 2026, homes listed from about $2.65 million to $6.25 million. Many lots enjoy lake views rather than frontage on the water itself, and the last buildable waterfront lot was marketed in 2023.
The Falls is served by city water and sewer, unusual for a lake property, and by Coeur d'Alene School District 271. Owners pay quarterly HOA dues.
Buying or selling at The Falls
With only 46 homes, openings are few and the details matter: the view, the lot, the walk to the tram. If The Falls fits the life you're after, let's talk.
