The Ridge at Sunup Bay is a gated enclave of large, wooded homesites just south of Black Rock, and every lot comes with its own deeded boat slip on Lake Coeur d'Alene.
The setting
The Ridge sits above Sunup Bay on Lake Coeur d'Alene, just south of The Golf Club at Black Rock and about 30 minutes south of Coeur d'Alene by Highway 95. Its mailing address is Worley.
Developer Marshall Chesrown, who also built Black Rock, planned it in the late 1990s as a private gated community on about 250 acres. Today it holds 37 estate homesites, most of them six to ten acres or more of sloped, wooded ground.
On the water
Owners share about 855 feet of lake frontage with a private marina, a sand beach, a boat ramp and a picnic area. Each homesite carries a deeded, covered boat slip, which means lake access even for lots set back from the shore.
The real estate
This is a place to build. In fall 2026 homesites were listed from about $445,000 to $719,000, with the largest remaining lot at about 9.6 acres. Water comes from a shared community well and each home needs its own septic system, so plan for both in a build budget.
Buying or building at Sunup Bay
Lots here differ a lot in slope, sun and view, and the right builder makes the difference. If a gated Lake Coeur d'Alene homesite with a slip of your own fits the life you're after, let's talk.
