Atlas Mill is the name many buyers and builders use for the new riverfront neighborhood on the old Atlas lumber mill site, officially Atlas Waterfront. Most homes there are new construction, and buying new is a different process from buying a resale. Here is how to do it well.
The neighborhood in one paragraph
The city redeveloped the former mill on the north bank of the Spokane River into homes, townhomes and Atlas Mill Park, with a swim beach, kayak launch and the North Idaho Centennial Trail running through. Streets like Lumber Lane, Heartwood and Top Saw keep the mill history in view. For the full background, read our Atlas Waterfront guide.
Who is building
Several builders work the neighborhood, including Atlas Building Group, StanCraft and Cobalt Construction, alongside Toll Brothers townhomes. Recent 2026 listings for new single-family homes on Lumber Lane ranged from about $1.4 million to $1.6 million, with custom homes above that. Each builder has its own specs, warranty and timeline, and those differences matter more than the model photos.
Bring your agent on the first visit
New-construction listings are usually handled by an agent working for the builder. You can have your own realtor, and many builders ask that your agent be registered on your first visit or first contact. If you walk in alone, you may lose the option. My job is to compare builders, review the contract, and push on the things that are negotiable: upgrades, lot premiums, closing costs and the completion date.
What to check before you sign
- Lot position: river views, trail noise, sun exposure and what will be built next door.
- Design review and HOA rules, including fences, rentals and exterior changes.
- What is included versus upgraded, in writing.
- The builder's warranty, and an independent inspection before drywall and before closing.
- Completion date and what happens if it slips.
The Drift
Near Atlas Mill Park, The Drift is a new riverfront condominium project on the Spokane River. Darren Miller and I of Coldwell Banker represent it. If you want river living without a yard, ask me for plans and pricing.
Buying or selling at Atlas Mill
In a new neighborhood, the builder, the phase and the lot all shape value, and the next phase can change your view. I follow what is under construction and what is coming. If Atlas Mill fits the life you are after, let's talk.
