The Golf Club at Black Rock is the most flexible way into private-club living on Lake Coeur d'Alene. You can buy a homesite, a golf cottage or a lake-view estate, and the membership is a separate decision. That flexibility is also where buyers trip up, so here is what a Black Rock realtor should walk you through.
Membership is separate from the real estate
Listings at Black Rock state it plainly: membership in The Golf Club at Black Rock is not included with a home or lot, and it is not required to buy one. It may be available to apply for and purchase separately. That means two buyers on the same street can live very different lives there. Decide early whether golf, the beach club and the marina are part of your plan, and confirm the club's current terms before you write an offer.
What you can buy
Homesites: custom lots from roughly a third of an acre to two acres, with golf, lake and mountain views. Recent 2026 lot listings started around $110,000, with view and position driving the spread.
Golf cottages and cabins: smaller, often furnished homes near the clubhouse, popular as lock-and-leave second homes. Some are eligible for the club's rental program.
Signature and estate homes: larger custom homes on the bigger lots, including The Estates at Black Rock, where some homes come with secondary waterfront access, a covered boat slip and use of a community lakefront cabana. The top of the market here runs from about $6 million to more than $8 million.
Black Rock's streets carry mineral names such as Basalt, Onyx, Lazurite, Kimberlite and Mylonite, which is a quick way to tell a true Black Rock address from a nearby one.
Building at Black Rock
Every home goes through the community's architectural design review. Before you buy a lot, I look at the build envelope, the view corridor and what neighbors can still build, the slope and the cost of the foundation, and whether a builder you trust has worked within Black Rock's guidelines before. Some lots are offered as a parcel and build package with utilities already stubbed in.
Getting there and getting on the water
Black Rock sits off Rockford Bay Road on the west side of Lake Coeur d'Alene, roughly across the road from the CDA National Reserve gate. The Black Rock Marina is in Rockford Bay. If boating is the point, ask early about slip availability, because a slip and a home are not always sold together.
Why the agent matters here
Most Black Rock buyers are comparing three things at once: Black Rock, CDA National Reserve next door, and a home on the open lake. I know all three, and I can show you what each costs to own, including dues, HOA, and the price of the lifestyle you actually want. That comparison is worth more than any single listing.
