Who represents whom
Much of the inventory at Gozzer is listed by the community's own brokerage, Gozzer Ranch Properties. That team knows the ranch well, and its job is to represent the seller. You are allowed to bring your own agent, and at this price point it is worth doing. A buyer's agent's job is to look at the deal only from your side: comparable sales inside and outside the ranch, the true cost of ownership, and what to ask for before you commit.
Membership timing
Gozzer listings note that golf membership is not included in the purchase price. It is offered under a separate agreement, subject to approval, and on some lots it must be purchased at the same time as the property.
