Almost any agent can open a door. At the top of the North Idaho market, the value of a realtor shows up before and after the showing: knowing which homes are about to come up, what a club really costs, and what a dock permit is worth. Here is what to ask before you hire one.
1. Do they know the clubs from the inside?
Much of North Idaho's luxury market sits inside private communities: The Golf Club at Black Rock, Gozzer Ranch, CDA National Reserve, Hayden Lake Country Club and The Idaho Club. Each has its own membership rules, fees and culture. Your agent should explain them plainly. See Buying at Black Rock, Buying at Gozzer Ranch and Buying at CDA National Reserve.
2. Can they read a waterfront property?
Frontage, depth, exposure, dock permits and septic decide waterfront value on Lake Coeur d'Alene, Hayden Lake and Lake Pend Oreille. Ask how they check each one. Our waterfront checklist shows what a good answer looks like.
3. Do they have access beyond the MLS?
The best homes in small luxury communities often change hands quietly. A well-connected agent hears about them early and knows which owners would consider the right offer.
4. How will they market your home?
For sellers, presentation is the listing. Ask to see the photography, drone and video work, the website, and where your home will be seen beyond the MLS. Natural-light architectural photography sells a luxury home better than bright, over-processed listing shots.
5. Will they tell you no?
The most useful thing an agent can say is "not this one." Look for someone who will talk you out of the wrong house, the wrong lot or the wrong price.
About Matt Baine
I am a luxury real estate agent with Coldwell Banker Global Luxury and Schneidmiller Realty in Coeur d'Alene. I came to real estate after years in private club management, I serve as director of real estate sales for CDA National Reserve, and I have closed over $185 million since 2020. This site is built to be your guide: start with the golf guide, the Journal or every home for sale, then let's talk.
Questions buyers ask
How do I choose a luxury realtor in Coeur d'Alene?
Ask how well they know the private clubs, how they evaluate waterfront, whether they hear about homes before they hit the MLS, how they market listings, and whether they will tell you when a home is wrong for you.
Is a realtor different from a real estate agent?
A real estate agent is anyone licensed to help buy or sell property. A REALTOR is an agent who is a member of the National Association of REALTORS and agrees to its code of ethics. Most luxury agents in Coeur d'Alene are both.

Do I need my own agent to buy in a private club community?
It is strongly recommended. On-site sales teams usually represent the seller or developer. Your own agent represents only you.
